How property teams use Claude (Anthropic)[1][2]

Claude is a general-purpose AI assistant from Anthropic that reads long real estate documents and answers plain-language questions about them. Its flagship models carry a 1M-token context window, enough to hold a full lease, purchase agreement, or offering memorandum at once.

  • Saves recurring jobs as reusable Skills (an LOI drafter, a lease abstractor) that trigger automatically, and runs agentic modes like Claude Code and Cowork for multi-step deal work
  • Reads 100+ page leases, PSAs, and offering memoranda, then answers questions on rent escalations, renewal options, and exclusions
  • Drafts tenant and LP communications
  • Summarizes CRE market reports
  • Builds deal models and scripts
  • Accepts document and image uploads for analysis

Skill

LOI Drafter

Build a reusable Claude Skill that auto-populates your branded letter of intent from any offering memorandum you attach.

  1. In Claude Desktop, drag in your branded LOI Word template and ask Claude to write the exact skill instructions it needs, using your template, logo, branding, and formatting.
  2. Review the instructions and confirm it asks for the deal-specific terms you care about.
  3. Go to Customize, then Skills, then Add, then Write Skill Instructions. Title it "LOI Drafter" and paste the instructions.
  4. Edit the skill and drag in the Word doc again so it keeps your exact logo and fonts, then save.

How to use: Attach any OM and say "Draft an LOI." Claude extracts what it can, then asks for the missing terms: purchase price, deposit, due-diligence period, closing timeline, and buyer entity.

What you get: A branded Word LOI. Teams report compressing a half-day LOI exercise into roughly 25 minutes.

Agent

Underwrite multiple deals at once (Claude Cowork)

Store your acquisition criteria, underwriting instructions, and Excel template as a Claude Skill, then underwrite a whole folder of deals in parallel.

Please look at the OM folder and underwrite all [X] of these deals simultaneously.

How to use: Drop multiple OMs into a local folder, open Claude Cowork, and run the prompt. Claude works one agent per deal, extracting data, running regulatory flags, and populating your Excel template.

What you get: A populated Excel pro forma for every deal using your own model, plus a pass / dig-deeper / reject verdict and a ranking of which deal to chase first.

Agent

Full due-diligence package (Claude Code)

Run a complete DD package on a live deal from your terminal. Open Claude Code, turn on Plan Mode (Shift+Tab), and use this master prompt.

ROLE: You are a senior acquisitions analyst at a multifamily investment firm with 15+
years of experience underwriting value-add apartment deals in the $5M-$50M range.

CONTEXT: I'm under contract on a [UNIT COUNT]-unit apartment building in [CITY/SUBMARKET]
with an asking price of $[X]. Deal documents are saved at [FOLDER PATH].

Key underwriting assumptions:
- Exit cap rate: [X]%
- Renovation cost per unit: $[X]
- Market rent target (post-reno): $[X]/unit
- Hold period: [X] years
- Debt terms: [rate, LTV, amortization, IO period]
- Vacancy/credit loss: [X]%
- Annual rent growth: [X]%

TASK: Process all files in the DD folder and produce:
1. Document inventory and gap analysis
2. Underwriting pro forma (two scenarios: as-is vs. value-add)
3. Due diligence checklist (60+ items, color-coded status)
4. Red flag report (High / Medium / Low priority)
5. Seller follow-up questions (copy-paste ready for the broker)
6. Renovation and CapEx budget (per-unit cost, total cost, estimated rent premium)

What you get: Six deliverables in under 15 minutes: a two-scenario pro forma (Excel), a 60-plus-item DD checklist (Excel), a red-flag report (Word), seller follow-up questions (Word), a CapEx budget (Excel), and a document inventory. Documented on a live $5.9M multifamily deal.

Skill

Lease Abstract

Turn any commercial lease into a consistently formatted abstract.

  1. Enable the Skill Creator skill in Claude Desktop settings.
  2. Start a new chat and ask Claude to build a lease-abstract skill, telling it to ask you questions first.
  3. Attach a sample abstract so it matches your format. Claude saves a permanent skill you can reuse.

How to use: Say "See attached lease. Please prepare an abstract," and attach the lease.

What you get: A consistently formatted Word abstract every time: tenant, landlord, premises, term, rent and escalations, renewal options, termination rights, CAM/NNN, TI allowance, security deposit, guarantor, and special provisions.

Which model to use

Model Best for

Haiku 4.5 Fast data extraction and rent-roll cleanup

Guardrail: Always have counsel or an experienced analyst verify key economic terms before the investment committee sees them.

Before you upload sensitive data

Check this tool's data terms first. Enterprise and business tiers of the major AI tools do not train on what you upload; free tiers sometimes do. Keep tenant records, signed leases, and investor personal data on an account with a business agreement, and treat AI-generated images or audio as marketing assets, not official records.
